A Note From Dave: How We Can Help You

If you're wondering exactly how a Realtor can help, you will probably enjoy learning about how we approach real estate.

Before I became a Realtor I wondered the exact same thing. Other than unlocking the door, I felt that I could have done almost everything else myself. What I found was that many Realtors were more interested in getting paid their commission than in giving me expert advice and guiding me to make the best decision. Furthermore, I had no idea how they were even paid. I thought I could do a better job, so I decided to become a Realtor to change both the way buyers & sellers purchase & sell homes and the experience they have during the process.

The first thing I did was apply my background (in technology) to make the process as easy & transparent as possible. Many Realtors try to restrict access to information or demand your information because they want control over the process. Our approach is entirely different.

For our Sellers. Sellers usually wait until the last possible minute to contact a Realtor because they know that the Realtor will want to immediately list their house. In many cases a homeowner in the planning phase may be a year or two away from moving and simply wants an idea of current market value.

We created an online electronic Comparative Market Analysis (eCMA) tool we call, M3PropertyValues.com (all links open in new windows) that provides you with an estimated Market Value sent directly to your email Inbox. No hassles, no commitments, just the information you need.

For our Buyers. We give you access to as much information as possible. We utilize a Google Maps based home search tool we call, Birds Eye View  (all links open in new windows) that provides a sampling of current Homes For Sale, and we include the addresses of the homes, so you can drive by yourself. 

We also provide you with total access to the local MLS data set. This enables you to do your own searches in the comfort of your own home. We have also created an online tool we call M3HomeFinder.com (all links open in new windows) that will email "Just Listed" alerts to your email Inbox when new properties are listed for sale.

Some buyers want us to show them homes at the beginning of their search, and other buyers want to drive themselves around until they've narrowed their choices to a few homes or a few neighborhoods.

Our Value. We think that most Realtors have a fundamental misunderstanding of what their role should be in the  process. Most Realtors think they have to "control" the information and the process. But I don't think our value lies in hoarding information or being a taxi driver. I believe that our value is in being expert negotiators, providing expert advice and timely information, understanding the current market dynamics, fully understanding real estate contracts, managing the hundreds of moving parts, and getting out of the way.

We'd rather enable you, through the utilization of technology, with the ability to get the information  you are seeking. Then, when you are ready, be the expert to guide you through the buying or selling process.
